All That Other Home Stuff
2 Comments Being a landlord and Wisconsin Weather
The Snow storms or blizzard started Friday night and of course, the fun begins when your tenants can’t even follow basic rules and regulations of winter parking. The purpose of my ‘winter newsletter’ 2 months ago was obviously to let everyone know that when snow comes–it would be easier to plow if they park their cars inside their garage. Pero gahi gyud ug ulo ang mga tenants ngari. As property managers, you get to deal with people who whines about not being able to get out of their garage kay lagi 3-6 foot of snow blocking their way. If they just follow the basic rules of winter parking– mas dali mahuman ang trabaho!! grrr!
This weekend is not a good one. We spend most of our time today answering phone calls (mga whiner na tenants ga reklamo etc!). The lady next to us called and wanting a snow shovel delivered to her door. Wtf? These people doesn’t know that we are not their SERVANT. We don’t shovel the snow, we don’t do the mow and we are not offering any shovel for them to use for free! If you live in this place called “WISCONSIN”, you gotta have one stored in your trunk or garage. I can’t believe why this people are so irresponsible of not having the common sense na unta mupalit ug sarili nilang shovel. Heller!
As property managers, what we do is taking care of the paperwork for potential tenants. Like doing background check, employment verification, credit check and weed out those dead beats (exaggerated –sad but true) or people who has a laundry list of being “evicted” by their previous landlords. We also make sure that 25% of their income exceed the monthly rent payment. I called their HR and talk to their previous landlords for verification as well. Yes, you heard good and horror stories!! You have to be very thorough checking tenants history as well kay you don’t want a sex offender ug criminal renting your place.
We had this 20 year old guys who are pain in the butt. When I checked their criminal records history, I thought it was okay cuz I didn’t find any ‘bad’ records. Heck, I found out after a month that Goryo mispelled their last name and guess what, when I performed background check on them using the correct last name–Bingo, I found a long lists of misdeamour charges, obstruction of police officer and one of the guy has to spend a year in jail because he assaulted someone. Lovely, that was a huge lesson for us to learn —READ, READ and always check the correct spelling of their names— potential tenants! And know what, they call you about petty things and it’s not even worth it to call them back. There are important things that we need to take care first and we cannot be there right away when their garbage disposal ain’t working– ding ding ding, it’s not their water heater so they can wait for a day or two. Heller?!? We can actually survived in this world without this so called luxury–garbage disposal!! Hmmmm, we have no qualm of letting this tenants go–there will be no renewal of their lease this year!! ahhh, I can’t wait and look forward to that day!!
There are decent tenants that obeys all the lease terms but sometimes this type of tenants really makes you wonder if you don’t hear any complaints or maintenance repair call from them. Sahay, I would jokingly tell Goryo na e check ang place kay basig naa nay nitubo na marijuana ug gibaha na ug alcohol ang sud sa apartment hehe!! It surely is fun being property managers and you learned alot everyday.
Well, the weather still sucky here. Weatherman said we will have snow for the whole week. I am not gonna complain cuz it won’t help hehe. I just hope that those people who got a contract with us to plow the snow will respond quickly to snow falls!! They are slow and the quality of service is terrible. Watching them do their job today, I told Goryo that we seriously need to shop around and find a business that can do a better job. Kay it’s not our job to do it and we won’t get paid for it as well.
I have been trying to post the photos today pero lagot ning blogger sige ra ug cannot find the server. I’ll post them later nlang.
Okay, enough about me whining. I’m done for now.
I miss and I love you guys! *hugs*
Updates for me? Not much, I’m starting to feel better and can’t wait to get rid of my big honker amoxicillin medication. Yes, it doesn’t taste good and I hate being sick. After that 104 temp fever, dili nako mag usab kay abi nko mamatay nako haha!!
You guys stay healthy and don’t forget to count your blessings!
